1. Scope
Thikano provides app and website based digital property listing, booking, purchase, rental transaction, and payment services. This policy applies to payments made to Thikano, including eligible subscription fees, platform fees, service fees, convenience fees, listing-related fees, or other digital-service charges. It also explains how we support payment-status issues for rent, booking, purchase, or owner-tenant payments routed through the platform.
2. No Physical Returns
Thikano does not sell or ship physical goods through the app or website. Property listings, booking or purchase workflows, receipts, and payment records are handled digitally. Physical product returns, return shipping, exchanges, product packaging, and delivery-return conditions do not apply.
3. Cancellation of Paid Services
- If a paid Thikano subscription or digital service has not been activated or used, you may request cancellation within 7 days of payment.
- If the paid service has already been activated, consumed, or substantially used, cancellation may not be eligible for refund except where required by law or where Thikano confirms a billing error.
- Recurring or future service access, if introduced, may be stopped from the next billing cycle after a valid cancellation request.
4. Refund Eligibility
A refund may be considered in the following cases:
- Duplicate payment for the same order, listing, booking, purchase, rent, or service.
- Payment debited but service access not activated due to a confirmed technical issue.
- Incorrect amount charged by Thikano.
- Paid service cancelled within the applicable cancellation period and before meaningful service usage.
- Any other case where a refund is required under applicable law or approved by Thikano after review.
5. Non-Refundable Cases
Refunds will generally not be issued for:
- Services already used, consumed, or delivered.
- Incorrect information entered by a user after the listing, booking, purchase, rent, or service has been processed.
- Property disputes, rental disagreements, booking or purchase disagreements, deposit disputes, damage claims, possession issues, ownership/title issues, or offline settlements between owners and tenants.
- Bank charges, payment gateway charges, convenience fees, or taxes where they are non-refundable under gateway, bank, or legal rules.
- Requests made after the applicable refund window unless required by law.
6. Listing, Booking, Purchase, Rent, and Owner-Tenant Settlements
If Thikano enables listing-related payments, booking payments, purchase-related payments, rent payments, or owner-tenant payments, the underlying property, booking, purchase, rental, possession, or settlement obligation is between the relevant owner and tenant. Thikano may help verify payment status and transaction records, but refunds for rent, listing amounts, deposits, damages, possession disputes, move-out settlements, tenancy cancellations, or offline arrangements may require approval from the relevant owner/merchant and may be subject to the applicable listing terms, rental agreement, and law.
7. Refund Process and Timeline
To request a refund, email support@thikano.in with your registered name, email/phone, payment date, amount, Razorpay payment ID or order ID, and reason for the request. We normally acknowledge requests within 2 business days.
Approved refunds will be initiated to the original payment method through Razorpay or the applicable payment channel. After initiation, the amount may take 5 to 10 business days to reflect in your bank account, card, wallet, or UPI account depending on your bank/payment provider.
8. Failed, Pending, or Duplicate Payments
If your account is debited but payment status shows failed or pending, please wait for bank/gateway reconciliation. In many cases, the bank or payment provider automatically reverses the amount. If the amount is not reversed within the expected bank timeline, contact us with transaction details so we can coordinate with Razorpay.
